To begin, you must buy land from an estate agent in Seers Village, Varrock, Falador, or Ardougne. The land costs 1k and must be placed in Rimmington. When you advance in levels, you will be able to move your house to Brimhaven, Rellekka, Yanille, Pollnivneach, or Taverly.
When you click on the portal in Rimmington, click Go to your House (Building mode). You will find yourself in the Garden with white objects around you. These are called hotspots and, when clicked upon, can be built into many objects, but you will need the right materials and construction level to build these. Be sure to buy a saw, hammer, and about 500 regular planks before training.

House Portal
Houses exist in a different 'dimension' than the one players normally live in. To get to your house, you must go through one of many portals dotted around RuneScape. Only one portal can be connected to your house at a time, but you can pay an Estate Agent a certain amount of money to have it moved.Each house is located inside a portal around the world of RuneScape. When you click on the portal, you will get four different options.
- Go to your house
- Go to your house (building mode)
- Go to a friend's house
- Nevermind
If you want to train Construction, choose building mode. If you want to go to your house and have friends over then go to your house. If you want to go to a friends house then choose go to a friend's house, and enter your friends username in the next screen.
When you reach level 40 Magic, you will have the ability to teleport to your house. This spell is extremely useful if you are Barrowing or want to go to the area that your house is located in. The spell takes 1 law, earth, and air rune and gives 30 xp to magic.
House Options and Guests
The House Options tab is located in the regular options menu and is marked with a wrench. This menu allows you to do the following:
- Turn building mode off or on
- Expel all guests from your house
- Leave your home
These options allow you to control your house guests. You can also turn private chat off which will not allow anybody in your house, friends only will only allow friends in, and when your private chat is on then everybody can come in your house.
Construction NPCs
Estate Agents
The Estate Agents can be found in [[Seers Village], Varrock, Falador, and Ardougne and sell you land to start Construction. They can also redecorate your house; you have 5 options for redecoration.

The Gardener
The Gardener is located in Falador Park. She sells all of the plants, trees, and shrubs that can be used in Construction.

The Stonemason
The Stonemason it located in Keldagrim. He sells limestone bricks, marble blocks, gold leaves, and magic stones which can be used to build med to high leveled objects in Construction.

The Taxidermist
The Taxidermist is located in Canifis. She can stuff and preserve the head or hand of certain slayer monster and 'boss' monsters. The price varies, and note that the drop rates of the heads are very rare.

The Sawmill
The Sawmill is located south of the Lumberyard. The Sawmill operator can make your logs into planks which can be used in Construction. He charges 100 gp for regular logs, 250 go for oak logs, 500 gp for teak logs, and 750 gp for mahogany logs.
Servants
Servants are located in East Ardougne. Servants are VERY helpful when you get to a higher level Construction. They can bring you Construction equipment from your bank, take logs to the Sawmill and make you planks, and even transfer a noted Construction item into an unnoted item.

Workshop Items
The Workshop gives you the ability to make flatpackable items and heraldic items. The type of furniture you built effects how many items you can build into a flatpackable item. The items you can make into a flatpack and all of the heraldic armour is listed below.
Flatpackable Items
Do you have a friend that has a high Construction level? He can end up being very useful for you because he can build you flatpackable furniture. Flatpackable furniture can be traded and put into your house just like any normal furniture. Not all furniture can be flatpacked and you still need all of the materials to make the item. You will need a workbench to be able to make flatpackable items. The following list shows all of the items that can currently be flatpacked.

Heraldic Items
Heraldic items give you the ability to paint either steel or rune kite shields or full helmets. You must have a family crest before attempting this, to get a family crest you must speak to Sir Renitee in Falador Castle. There are many different crests and they are listed below.

Rooms
When you start, you will find yourself in your very first room, the Garden. You will also notice white objects around you; these are hotspots that can be built. When you train Construction more and more, you will have the option of building different rooms that have special functions. All of the rooms are listed below.
Initially you are allowed a maximum of 20 rooms, but as you increase in level (starting at level 56) you can increase the maximum number of rooms until level 99 (30 rooms).

Garden
The first room you will step into when you start Construction, the Garden is a very basic form of the Formal Garden. In the Garden, you are able to buy bagged trees and other plants and plant them, you are also able to remove the exit portal and make a pond, dungeon entrance, and more.

Parlor
Probably one of the first rooms you will build in your house, the Parlor is the most basic room. You are capable of building chairs, a fireplace, a rug, curtains, and a bookcase. There are not many great advantages to this room, but it does provide great experience in the earlier stages of Construction.

Kitchen
The Kitchen is a very good room to have in any house. The Kitchen allows you to make tea, which temporarily boosts your Construction level by 1, 2 or 3, depending on your shelves. You can also build your very own range and a larder, which holds the ingredients too many common foods. You can even build your very own beer keg, which would never run out of beer!

Dining Rooms
This room is not as important as most of them, the Dining Room consists of a dining room table, benches, fireplace, and a servant bell. When rang, the servant bell will automatically call your servant to you so that you don’t have to run all around your house looking for it. In my opinion, the Dining Room is one of the least important rooms.

Workshop
This room is very useful; it gives you the ability to make flatpackable items, which was mentioned earlier in the guide. There is also an unlimited amount of common items that you find all over RuneScape. If you’ve spoken to Herald in the Falador Castle, you can paint your rune kite shield into the crest that he assigned you. With the armor stand, you can repair your Barrow armor, which costs less than Bob in Lumbridge, the higher your smithing level is the less it costs to repair.

Bedroom
Unfortunately, nothing very "interesting" happens in the Bedrooms, but they are very useful. The Bedroom allows you to change your appearance without the hassle of paying and running all over RuneScape. Also, if you want a servant, you must have 2 Bedrooms in your house, which is worth it because the servant is critical to quick Construction training.

Skill Hall
This room is very similar to the Quest Hall, but instead of showing your achievements in quests, it shows your achievements in skills. You can show off runes you made, a monster’s head, a large fish that you caught, armor stands, and a castle wars armor stand. You are also able to build a staircase which will lead you to the upstairs or downstairs portion of your house.

Quest Hall
The Quest Hall is basically made for decoration, but it does have some purposes. For example, you can mount an amulet of glory on the wall which has an unlimited amount of teleports. This room has a very small amount of purposes and is not very important for the house.

Study
The Study is a very good room to have in any house. In the Study you can combine runes and soft clay and make a stackable teletablet, a stackable enchant spell, or change the element of a staff. Chapel
An important part to the home, the Chapel can be used to recharge prayer points, train prayer, and preach. The Chapel can make Barrowing quicker because you can recharge your prayer points and use the Portal Chamber to teleport straight to Canifis. The Chapel also houses the most efficient prayer experience available, which requires a gilded alter and mahogany or marble burners.

Portal Room
One of the most useful rooms available, the portal room allows you to teleport to wherever the portals are designated to, and the best part is the portals last forever, so you do not have to hassle with runes for teleportation. You need 100 of the teleports to make the portal designate to that area, for example, you would need 100 laws, 300 airs, and 100 fire runes for the Varrock portal. You can make a portal for all the major cities in RuneScape, even in the Ancient spell book, which helps a great deal while Barrowing.

Oubliette
Beneath your throne room could be your very own Oubliette. The Oubliette mainly contains a large cage that will trap your guests, your guest will either need to force his way out or pick the lock of the cage. The cage can have a variety of traps, and even a mighty monster! Not only does the Oubliette have a large cage, but could be a monster outside of the cage as well.

Not only does Construction give you the ability to build your very own house, but you are capable of building a dungeon! The dungeon can house varies monsters, traps, and wall decorations that will try and keep your guests from getting into your treasure room.

Treasure Room
The Treasure Room is a very nice addition the any dungeon. The Treasure room can hold a boss monster which ranges from a Lesser Demon to a ferocious Steel Dragon. The Treasure Room also has a treasure chest that money can be put into by the owner of the house and the first person to get through the dungeon and kill the boss monster can open the chest and receive the prize.

Training
Once you reach 74 Construction, I would advise you to train with Oak doors. Oak doors give you 600 Xp for each door built, so each inventory you can get 1.2k Xp. A butler would also be strongly recommended because you would not have to run all the way back to the bank to get a load of oak planks nor would you have to use the Sawmill to make your planks. The butler only charges 5k per 8 uses, unlike the demon butler which charges 10k per 8 uses, and the butler can carry 20 items, which is perfect for Oak doors.
Level Boosts
Tea
Tea can be made in the Kitchen and requires a larder, shelves, sink, and a range to make. The recipe for the tea is as follows:
- Get tea from the larder and a teapot, tea cup, and kettle from the shelves.
- Put the tea inside of the tea pot.
- Use the kettle with the sink and then use it with the range.
- Finally, use the boiled water with the teapot and use the teapot with the tea cup.
If you have a butler (any type will do) you can bypass the whole process completely and ask him/her to make you the tea. You still need the larder, shelves, sink and range though.
Tea can be very helpful if you want to build something that is just out of your reach. If you have a wooden shelf then you will get a 1 level boost, if the shelf is oak then you will get a 2 level boost, and if your shelf is Teak Shelf 2 then you will get a 3 level boost.
Crystal Saw
The Crystal Saw is a very useful tool that you can use to boost your level by 3. The crystal saw can be obtained from the Eyes of Gloughphrie quest and after 24 uses it will degrade into a seed. The crystal saw can be returned into a saw when you use the seed with the crystal bowl in the Brimstail Cave. Unfortunately, the crystal saw only works with furniture, so you cannot use it if you want to build a room or plants.
Construction Cape
If you reach the accomplishment of 99 Construction, you will be allowed to buy the Construction cape and hood off of any Estate Agent for 99k. There is also an emote that comes with the package, so enjoy showing off your accomplishment.
